ST. LOUIS ONLINE WINDOWS / CORE

Where We Replace Windows

We work across the St. Louis metro on both sides of the river: the City of St. Louis; St. Louis County; St. Charles, Jefferson and Franklin counties in Missouri; and Madison and St. Clair counties in Illinois. The crew is based in the metro and the measure visit is free anywhere in it. Four places get their own page because the houses, the rules or the storms make the work different there; everywhere else, the complete guide and the permits guide cover it.

The four deep pages

Page Why it is different
City of St. Louis 58% pre-1940, brick, eighteen historic districts under CRO review, its own permit rule, lead-safe on 86% of housing, the 2025 tornado path
Kirkwood, Webster Groves, University City and the inner ring Pre-war wood and brick under municipal rules, local preservation commissions, mature canopy, the tornado's touchdown in Clayton–Richmond Heights
Florissant and North County The 1950s–60s ranch belt — steel casements and aluminum sliders, full-frame nearly everywhere, lead-safe on nearly every house
St. Charles County 75% post-1980, builder vinyl, the County's four-window permit rule, 30-inch frost and "Severe" weathering, March 2024 hail, HOAs

Everywhere else

  • South County (Affton, Mehlville, Oakville, Lemay, Concord, Crestwood, Sunset Hills): 1950s–70s ranches and 1980s subdivisions — the North County page's metal-sash notes and the St. Charles page's vinyl notes between them cover it. Permits through St. Louis County or the municipality.
  • West County (Chesterfield, Ballwin, Manchester, Wildwood, Des Peres, Town and Country, Creve Coeur, Ladue): 1960s–90s frame houses with brick fronts; Chesterfield is 54% post-1980, Wildwood 85%. Ballwin requires a city contractor licence and an active St. Louis County trade licence before a permit is pulled; we confirm what each city requires before quoting.
  • Jefferson County (Arnold, Festus, Imperial, Hillsboro): mostly 1970s onward, frame; 41% pre-1980. County and municipal permits.
  • Franklin County (Pacific, Eureka edge, Washington, Union): rural and small-town; measure visits scheduled in batches.
  • Metro East (Edwardsville, Glen Carbon, Collinsville, Granite City, Belleville, Fairview Heights, O'Fallon IL, Shiloh, Alton): Illinois permits and contractor registration by municipality; a housing mix from 1880s river-town brick (Alton 28% pre-1940, Belleville 26%) to 2000s subdivisions (Shiloh 86% post-1980); the 2025 tornado crossed into Madison County and ended near Granite City. A Metro East page is next in line if the work there justifies it.
